For NRI buyers specifically, this closes a real gap that used to require a trusted representative physically present at every stage.
On the development side, AI is being applied to schedule forecasting, material cost modelling, structural simulation, and resource optimisation during construction. Industry estimates suggest embedding AI tools across the development cycle can compress project timelines by as much as 30%, a figure worth treating as directional rather than guaranteed, but one that points at a genuine mechanism: fewer scheduling conflicts, better material forecasting, and earlier detection of design or structural issues before they become expensive on-site problems.
For an industry where possession delays have historically been one of the biggest sources of buyer frustration and RERA disputes, this is arguably the most consequential application of AI in real estate right now, not the flashiest, but the one most directly tied to whether a project delivers on time.
AI's effect on pricing runs in two directions simultaneously, and it's worth being clear-eyed about both. On the other hand, developers who adopt AI-driven cost efficiencies in construction, faster timelines, better material forecasting, fewer delays, are positioned to either pass those savings on as more competitive pricing, or retain the margin improvement themselves depending on demand conditions in a given corridor. In practice, we'd expect the former to show up more in markets with genuine competitive pressure between developers, and the latter in tighter, high-demand pockets where buyers have fewer comparable options.
Indian real estate has long had a specific credibility problem: buyers routinely couldn't independently verify whether an asking price reflected genuine market value or simply what a seller believed they could extract. AI-backed valuation tools, however imperfect, give buyers a second, independent reference point that didn't really exist at scale five years ago. Combined with blockchain-based title verification pilots now emerging in parts of the market, the broader trend is toward a transaction process with fewer information asymmetries between buyer and seller than the industry has historically had.
That doesn't eliminate the need for independent due diligence, AI tools are only as reliable as the data feeding them, and registered transaction data in less-documented micro-markets remains thinner than in established ones. But directionally, this is a meaningful shift toward a more transparent transaction process.
Practically, this means a few things worth acting on.
