PRIVACY POLICY (AVORIX REALTY)

Your privacy matters to us. Learn how Avorix Realty collects, uses, and protects your information.

Effective Date: May 22, 2026

Last Updated: September 28, 2026

Welcome to Avorix Realty ("we", "our", "us"). We operate a real estate platform serving buyers, sellers, tenants, brokers, and developers across Delhi NCR, with particular depth in Greater Noida, Noida Extension, the Yamuna Expressway corridor, Ghaziabad, and Noida sectors. This Privacy Policy explains what personal data we collect, why we collect it, who we share it with, and what rights you have over it.

This policy is governed by the Digital Personal Data Protection Act 2023 (DPDPA) and other applicable Indian laws. By using Avorix Realty, you consent to the practices described in this policy.

If you use our platform only to browse listings and do not submit any form or create an account, the data we collect is limited to standard usage and cookie data described below.

1. Information We Collect

We collect data across six categories depending on how you use the platform.

a. Identity and Contact Information

  • Full name, mobile number, and email address — collected when you register, submit an enquiry, or contact us.
  • Gender (optional) — collected only if you choose to provide it.

b. Property Preferences

  • Budget range, BHK configuration, preferred locality or sector, possession type (ready to move / under construction), and purpose (buy, rent, or invest).
  • Saved properties, shortlisted projects, and search history within the platform.

c. Financial Information

  • Monthly income, employment type, and employer details — collected only when you use our home loan eligibility tool or request a loan referral.
  • Payment transaction records for subscription plans, property boost, or listing services — processed through Razorpay. We do not store your card number, UPI ID, or net banking credentials.

d. Listing and Document Data

  • For property owners listing a property: government photo ID, ownership document (sale deed, allotment letter, builder buyer agreement, or utility bill in your name), and property photographs.
  • For brokers: RERA agent registration number, firm PAN, GST number, and office address details.
  • For developer channel partners: project RERA registration number and authorisation letter.

e. Usage and Behavioural Data

  • IP address, device type, operating system, browser type and version.
  • Pages visited, search queries entered, properties viewed, time spent on pages, and features used.
  • Referral source — how you arrived at our platform (search engine, social media, direct, etc.).

f. Communication Data

  • Text of enquiries submitted through property pages or contact forms.
  • Messages exchanged through our platform's messaging feature.
  • Feedback, complaints, or review content you submit.
  • Call logs where calls are facilitated through the platform, retained with your consent.

2. How We Use Your Information

We use your data only for purposes that are lawful, necessary, and proportionate. Specifically:

  • Match your search preferences with verified listings in Greater Noida, Noida, Ghaziabad, and the Yamuna Expressway corridor.
  • Connect you with the verified builder, developer, or broker for a property you enquire about.
  • Process your home loan referral and share the necessary details with the partner lending institution you select.
  • Verify the identity of listers and the authenticity of listings under our verification programme.
  • Process payments for listing subscriptions, property boost, and other paid services through Razorpay.
  • Send property alerts, price drop notifications, and market updates relevant to your saved preferences — you can unsubscribe at any time.
  • Detect fraud, prevent misuse of the platform, and enforce our listing standards.
  • Comply with RERA requirements, Income Tax obligations, court orders, and other legal or regulatory directions.
  • Improve platform performance through anonymised, aggregated usage analysis.

3. Who We Share Your Data With

We share your personal data only where it is necessary for the service you are using. The recipients and the basis for sharing are:

  • Verified builders, developers, and channel partners — only when you enquire about a specific property or project listed by them.
  • Partner lending institutions — only when you request a home loan referral or eligibility assessment. We share the minimum information required (name, contact, income range, employment type).
  • Identity and document verification service providers — to confirm lister identity and listing document authenticity as part of our verification programme.
  • Payment processors (Razorpay) — for secure handling of subscription, boost, and listing service payments. Razorpay's own privacy policy governs payment data.
  • Analytics and technology service providers — for platform analytics, CRM, email delivery, and hosting. All are bound by data processing agreements and may not use your data for their own purposes.
  • Legal and regulatory authorities — when required by applicable law, a court order, or a direction from a government or regulatory authority.

We do not sell your personal data. We do not share your contact details with any third party for unsolicited marketing.

4. Data Security

We apply the following technical and organisational measures to protect your data:

  • All data transmitted between your browser and our servers is encrypted using HTTPS/TLS.
  • Document uploads (ID proofs, ownership documents) are stored with access controls and encryption at rest.
  • Payment transactions are handled exclusively through Razorpay, which is PCI-DSS compliant. We do not store card numbers, UPI credentials, or net banking details.
  • Access to personal data within our team is restricted to roles where it is required to perform their function.
  • Our systems are subject to periodic security reviews.

No system is completely immune to breach. In the event of a data breach that is likely to affect your rights, we will notify affected users and report to the relevant authority as required under the DPDPA 2023.

5. Cookies and Tracking Technologies

We use cookies and similar tracking technologies on our platform. Here is what each type does and how you can control it:

  • Essential cookies — manage your session, maintain login state, and protect against CSRF attacks. These are required for the platform to function and cannot be disabled.
  • Functional cookies — remember saved searches, recently viewed properties, and your display preferences. You can disable these in your browser, but some features will not work as expected.
  • Analytics cookies — collect page visit data, search patterns, and feature usage to help us understand what is working and what needs improvement (Google Analytics and similar tools). No personally identifying information is shared.
  • Marketing and retargeting cookies — used to show relevant property advertising when you visit other platforms. You can opt out through your browser settings or device ad preferences.
  • Third-party cookies — some pages embed Google Maps for property location display. These may set their own cookies governed by Google's privacy policy.

You can manage cookie preferences through your browser settings. Disabling all cookies may affect your ability to use certain features of the platform.

6. Your Rights

Under the Digital Personal Data Protection Act 2023 (DPDPA) and applicable Indian law, you have the following rights:

  • Right to information — know what personal data we hold about you and how it is being used.
  • Right to correction — request that inaccurate or incomplete personal data be corrected.
  • Right to erasure — request deletion of your personal data, subject to our legal obligations to retain certain records (for example, financial transaction records required under tax law).
  • Right to withdraw consent — withdraw consent at any time for any processing that is based on consent. Withdrawal does not affect processing already done on the basis of consent previously given.
  • Right to nominate — nominate another person to exercise your data rights in the event of your death or incapacity.
  • Right to grievance redressal — raise a complaint with our Grievance Officer. If unresolved, you may escalate to the Data Protection Board of India.

Grievance Officer: [email protected]

We acknowledge grievances within 48 hours and resolve them within 30 days as required under the DPDPA 2023.

7. Third-Party Links and Services

Our platform links to external services that have their own privacy practices:

  • State RERA portals (UP RERA, Delhi RERA, Haryana RERA) — for you to verify project and agent registrations independently.
  • Development authority websites (GNIDA, YEIDA, Noida Authority) — for scheme, sector, and dues information.
  • Partner bank and lending institution websites — when you choose to explore a home loan offer.
  • Google Maps — embedded on property pages to display location. Google's privacy policy governs data collected through Maps.

We are not responsible for the privacy practices of these external sites. We recommend reading their privacy policies before providing personal data on those platforms.

8. Data Retention and Policy Updates

How Long We Retain Your Data

  • Account and profile data — retained while your account is active and for up to 3 years after closure, or as required by applicable law.
  • Listing documents — retained for the duration the listing is active and for 1 year after it is closed or removed.
  • Financial transaction records — retained for 8 years as required under Indian accounting and tax law.
  • Enquiry and communication logs — retained for 2 years.

How We Update This Policy

  • We may update this Privacy Policy to reflect changes in law, our services, or our data practices.
  • Material changes — those that affect your rights or how we use your data — will be communicated by email or a platform notice before they take effect.
  • The current version of this policy is always available at avorix.in/privacy-policy with the last updated date shown at the top.
  • Continued use of the platform after a notified change constitutes acceptance of the updated policy.

9. Data Sharing Policy

Avorix Realty publishes prices, trends, yields, tax figures, and loan estimates. This section states where each category of data comes from, how it is processed, and where it is limited. If you rely on a number we publish, you are entitled to know its provenance.

Our Data Principles

  • Primary sources first — government records and official filings outrank aggregators and commentary.
  • Every figure carries a date — property data without a reference date is not information.
  • Ranges over false precision — we publish a band where the underlying data supports a band.
  • Method published, not hidden — where we compute something, the formula and assumptions are stated.
  • Limitations disclosed — where our data is thin, we say so rather than smoothing the gap.

Government and Regulatory Sources

We reference the following official sources for statutory data:

  • UP RERA, Delhi RERA, Haryana RERA — project registrations, agent registrations, project status, promoter filings, complaints and orders.
  • State stamp and registration departments (UP, Delhi, Haryana) — stamp duty rates, registration charges, circle rates and collector rates.
  • GNIDA, YEIDA, Noida Authority — allotment rules, transfer charges, lease rent, sector plans.
  • Reserve Bank of India — repo rate, LTV norms, foreign investment rules.
  • Income Tax Department and CBDT — capital gains rules, TDS on property, deductions under Sections 24 and 80C.
  • National Housing Bank and NHB Residex — housing price index trends.
  • Census of India, MoHUA, NSO — demographic and household context.

Financial and Lending Data

  • Home loan rates are sourced from rate cards of 15+ partner banks and housing finance companies, refreshed weekly and on any announced revision.
  • Rates displayed are indicative starting rates. Your actual offer depends on credit score, income, employment type, and lender policy.
  • Eligibility estimates apply standard lender FOIR and LTV bands — they are not pre-approvals.
  • We may earn a referral fee when a user proceeds with a partner lender. This does not change the rates we display.

Property Price and Market Data

Our price and trend figures are built from four inputs, in order of weight:

  • Registered transaction values from state registration records.
  • Circle rates and collector rates notified by the relevant state authority.
  • Verified listing data from our own platform — aggregated and anonymised, never published as individual details.
  • Developer price lists and launch pricing from official communications.

Asking prices are cleaned for duplicates, withdrawn listings, and outliers. Where the sample is too small to be meaningful, we publish no number rather than a misleading one. Our depth is strongest in Greater Noida, Greater Noida West, the Yamuna Expressway corridor, Ghaziabad, and Noida sectors including 150, Techzone 4, and Knowledge Park.

Rental Data

Rental figures come from verified rental listings on the platform, closed rental transactions, and partner brokerage inputs. Rental yield is computed as annual rent divided by property value. Where we quote a yield, the page states whether it is gross or net, and if net, what costs were deducted.

Platform Data

  • We use aggregated, anonymised platform activity to produce demand signals: search volume by sector, enquiry concentration, saved property patterns, and time-on-market estimates.
  • These are always presented as Avorix Realty platform data, never as market-wide statistics.
  • No individual user's identity, search history, enquiry, or personal data is ever published, sold, or included in any public figure.

Third-Party Research

Where we cite external research from consultancies, industry bodies such as CREDAI or NAREDCO, rating agencies, or news reports, we name the organisation, name the report, and give the publication date. We do not present a third party's estimate as our own finding.

Known Limitations

  • Registered values understate true consideration in many Indian transactions — treat registration-derived averages as a floor.
  • Asking prices overstate achievable prices, typically by a negotiation margin that varies by project and cycle.
  • Sample depth varies sharply by micro-market — we suppress figures rather than extrapolate from thin data.
  • Circle rates lag the market, sometimes by years, in both directions.
  • Our platform data reflects our audience, which skews toward the geographies and buyer segments we serve.

Corrections to Data

If you believe a figure on our site is wrong, email [email protected] with the page URL, the figure, and what you believe the correct value is. Verified data errors are corrected with a dated note on the page.

Licensing and Reuse

You may cite our published figures and charts with attribution to Avorix Realty and a link to the source page. Bulk extraction, scraping, or redistribution of our listing or market data is not permitted without written permission. For data partnerships and media use: [email protected]

10. Editorial Policy

Avorix Realty publishes property guides, market insights, and calculator-backed explainers for buyers, sellers, tenants, and investors across Delhi NCR. People make six and seven figure decisions after reading pages like these. This section explains how that content is produced, who is accountable for it, and what we do when we get something wrong.

Our Editorial Promise

  • We publish what we can support with a named source, a government record, or first-hand transaction experience.
  • We separate fact from opinion. Where a section is a judgement call, we say so in the text.
  • We never let a commercial relationship decide the conclusion of an article.
  • We correct errors in public rather than quietly deleting them.

Who Writes Our Content

  • In-house property researchers who track circle rates, RERA filings, project completion status, and resale trends across Greater Noida, Noida Extension, Yamuna Expressway, Ghaziabad, and the Noida sectors we operate in.
  • Practising professionals including empanelled brokers, home loan advisors, and legal reviewers who work on live NCR transactions.
  • Commissioned specialist writers briefed by our research team, whose drafts go through the same review as in-house work.

Author bylines carry the writer's name, role, and relevant experience. Where an article is reviewed by a subject matter expert, that reviewer is credited separately from the writer.

How an Article Is Produced

  • Topic selection — topics come from questions our buyers, tenants, and broker network actually ask, from search demand data, and from regulatory changes that affect NCR property owners.
  • Research — writers work from primary sources first: government and regulatory records (UP RERA, Delhi RERA, Haryana RERA, stamp duty notifications, GNIDA, YEIDA, RBI circulars, Income Tax guidance), authority filings, our own aggregated platform data, and established named industry research.
  • Drafting — drafts follow a plain language standard. Terms like carpet area, FAR, TDR, loading factor, and encumbrance certificate are explained in context.
  • Editorial review — an editor checks structure, clarity, and whether every number traces to a source. Claims that cannot be traced are removed, not softened.
  • Specialist review — articles covering legal title, taxation, home loan eligibility, stamp duty, or RERA compliance are reviewed by a qualified professional before going live.
  • Publication and dating — each page carries a published date and, where applicable, a last updated date.

How We Handle Numbers, Prices, and Calculators

  • Every price, rate, yield, or percentage carries a source and a date of reference.
  • Ranges are preferred over false precision — if resale rates in a sector sit between two figures, we publish the range.
  • Our free tools (EMI calculator, stamp duty calculator, rental yield, buy versus rent comparison, property appreciation estimator, deal score) are estimation tools only — not quotations, valuations, sanction letters, or tax advice.
  • Calculator assumptions such as interest rate basis, tenure, or stamp duty slab applied are stated on or beside each tool.
  • When a state revises stamp duty, registration charges, or circle rates, we update the affected calculator, the articles that cite it, and note the revision date.

AI Use in Our Editorial Process

We use AI assistance for limited production tasks: research summarisation, outline structuring, grammar and readability checks, and translation support. We do not publish unreviewed machine generated articles. Every AI-assisted draft is fact-checked line by line by a human editor against primary sources, and a named human author takes responsibility for the published page. AI output is never the source of a statistic, a legal statement, or a price.

Advertising, Listings, and Editorial Independence

  • Advertisers and partners do not get editorial control. No partner reviews, approves, or vetoes an article before publication.
  • Sponsored content is labelled — any paid placement, promoted project feature, or partner-funded article carries a visible 'Sponsored' or 'Paid partnership' label at the top of the page.
  • Affiliate and referral links are disclosed in the article where they appear.
  • Editorial rankings are not for sale — placement in best-of lists is based on stated criteria published within the article, not on payment.
  • Our own listings get no special treatment in editorial coverage. Where an article discusses a project we have an inventory relationship with, that relationship is disclosed.

Corrections Policy

  • Factual errors are fixed as soon as they are verified. The page carries a dated correction note explaining what was wrong and what changed.
  • Material corrections (wrong stamp duty rate, wrong project approval status, etc.) are noted at the top of the article.
  • Minor fixes such as typos or broken links are made without a correction note.
  • Outdated pages are either refreshed with current data or clearly marked as archived — we do not silently backdate old articles.

To report an error, email [email protected] with the page URL and the specific claim you are disputing. We acknowledge reports within 2 working days and publish a resolution within 7–10 working days.

Content Review Cycle

  • Regulatory, tax, and stamp duty content — reviewed on every notified change and at minimum every 6 months.
  • Locality, sector, and price trend content — reviewed at minimum every 6 months.
  • Evergreen explainers and how-to guides — reviewed at minimum every 12 months.
  • Calculator logic and assumptions — reviewed on every rate change and audited quarterly.

What We Do Not Publish

  • Guaranteed return, assured rental, or assured appreciation claims.
  • Investment advice tailored to an individual — we publish general information, not personalised financial or legal advice.
  • Unverified allegations about builders, brokers, or projects.
  • Pricing or availability claims we cannot source.
  • Content that discriminates on the basis of religion, caste, region, gender, marital status, or food preference.

11. Property Verification Policy

A property portal is only as useful as the listings on it. This section explains exactly what Avorix Realty checks before a property appears on the platform, what our verification badges mean, what they do not mean, and how to report a listing you believe is false.

The Three Things We Verify

Every listing on Avorix Realty is assessed on three separate tracks. A listing can pass one and fail another, and our badges reflect that.

  • Lister verification — Is this person or firm who they claim to be? (Badge: Verified Owner / Verified Broker)
  • Listing verification — Does this property exist as described, and is it actually available? (Badge: Verified Listing)
  • Legal verification — Is the title clean and the project compliant? (Badge: Title Checked)

Track 1: Verifying the Person Listing

Individual owners must complete:

  • Mobile number verification by OTP and email verification.
  • Government photo ID check against the name on the ownership document.
  • Proof of ownership: sale deed, allotment letter, builder buyer agreement, conveyance deed, or a current property tax receipt or electricity bill in the lister's name.

Brokers and agencies must additionally provide:

  • A valid RERA agent registration number, checked against the relevant state RERA register (UP RERA, Delhi RERA, Haryana RERA as applicable).
  • Firm registration details: GST number, firm PAN, or shop and establishment registration.
  • A signed undertaking to our listing standards and code of conduct.
  • Office address confirmation.

Developers and channel partners must additionally provide the project RERA registration number, the authorisation letter permitting them to market the inventory, and approved project documentation. Any agent whose RERA registration lapses or is cancelled is suspended from the directory until it is restored.

Track 2: Verifying the Listing Itself

  • Document to listing match — address, tower, unit number, floor, and area are checked against the ownership or allotment document.
  • Photograph authenticity — images are checked for reuse from other listings and stock libraries, and for obvious digital alteration. Renders and sample flat images must be labelled as such.
  • Price sanity — quoted price is compared against recent transactions, circle rate, and current asking prices for comparable units.
  • Duplicate detection — the same unit listed by multiple parties is consolidated so buyers do not see the same flat multiple times.
  • Availability confirmation — the lister confirms the property is genuinely available at the stated price with no undisclosed lock-in.
  • Physical or video verification — for listings carrying our highest badge, either a site visit by our team or a live, unedited walkthrough video call.

Track 3: Legal and Title Checks

For properties where the seller opts into legal verification, we review:

  • Chain of title and ownership continuity across prior transfers.
  • Encumbrance check for existing mortgages, liens, or charges.
  • Approvals and sanctions: layout approval, building plan sanction, completion certificate, occupancy certificate, and project RERA registration and its current status.
  • Land use and authority dues: lease deed conditions, transfer memorandum, and outstanding dues to GNIDA, YEIDA, Noida Authority, or the relevant development authority.
  • Statutory dues: property tax, maintenance dues, electricity and water arrears.
  • Litigation and dispute search on the property and, where relevant, the developer.
  • Identity and capacity of the seller, including power of attorney validity and succession documents.

Every legal opinion issued is reviewed and signed off by a qualified legal professional. Software does not issue title opinions on our platform.

What Each Badge Means (and Does Not Mean)

  • Verified Owner — we confirmed the lister's identity and saw a document establishing their ownership. Does not certify title as marketable or free of dispute.
  • Verified Broker — the agent's identity, firm details, and RERA registration were checked and valid at the date shown. Does not guarantee the agent's conduct or commercial terms.
  • Verified Listing — listing details were matched against documents, images passed authenticity checks, and availability was confirmed on the date shown. Does not mean the price is fair or details have not changed since verification.
  • Title Checked — a documented legal review was completed and a qualified professional signed the opinion. Does not guarantee clean title. Indian land records are presumptive, not conclusive.

Every badge carries the date it was issued. A verification is a statement about a moment in time, not a permanent certificate.

Honest Limitations

  • Indian land title is presumptive. Registration records establish that a transaction was recorded, not that ownership is indefeasible.
  • Some records, particularly older rural and peri-urban holdings along the Yamuna Expressway belt, are not fully digitised.
  • Verification reflects the documents supplied to us. A lister who withholds a document creates a gap we cannot always detect.
  • Circumstances change after verification. A property can be sold, mortgaged, or attached the day after a check clears.
  • Our verification is not a substitute for your own due diligence — engage your own advocate to conduct an independent title search before you pay any amount.

Listings We Reject or Remove

  • Ownership or authorisation that cannot be substantiated.
  • A property already sold or rented that is kept live to harvest enquiries.
  • Bait pricing — a price the lister has no intention of honouring.
  • Stolen, stock, or materially altered photographs presented as the actual property.
  • Any demand for advance payment outside a documented transaction.
  • Undisclosed encumbrances, disputed title, stayed projects, or properties under attachment.
  • Discriminatory conditions based on religion, caste, region, gender, marital status, or food preference.
  • Unauthorised construction or units without required approvals.

Report a Suspicious or Fraudulent Listing

Reports are reviewed by a human, not an automated filter. We acknowledge reports within 24 hours. Listings with credible fraud indicators are taken offline pending review, not after it.

  • In-app: use the "Report this listing" link on any property page.
  • Email: [email protected] with the listing URL and what you observed.
  • Phone: +91 9899976663

Safety Rules We Ask Every User to Follow

  • Never transfer money to an individual before verifying the property independently through your own advocate.
  • Insist on seeing original documents, not photocopies or images, before any payment.
  • Pay only into an account in the verified owner's name, through traceable banking channels, against a written receipt.
  • Verify the project and agent RERA registration yourself on the state RERA portal — registration numbers are public and free to check.
  • Be sceptical of any property priced far below comparable units. In this market that is usually a title problem, not a bargain.
  • For under construction property, check the RERA declared completion date and the project's current status, not the brochure.
