Adani Group is reportedly committing ₹3 lakh crore to data centres in Dholera, part of a broader ₹4 lakh crore ecosystem taking shape alongside Gujarat's new data centre policy. Here's what's actually confirmed, what's still just proposed, and why the infrastructure delivery matters more than the headline number.
Dholera Data Centres have gone from a footnote in Gujarat's industrial planning to the headline. Dholera Investment reports now point to the Adani Group committing an estimated ₹3 lakh crore toward data centre infrastructure at the site, with the total data centre ecosystem there projected to cross ₹4 lakh crore once other corporates are counted in. Dholera Smart City was built for exactly this kind of moment, and Dholera Real Estate is about to find out whether "planned for the future" actually means something when the future shows up early.
Here's what's confirmed, what's still speculative, and why this matters well beyond the tech sector.
Adani Group has reportedly zeroed in on Dholera for a data centre venture estimated at ₹3 lakh crore, according to Gujarat government sources cited in local business coverage. That figure alone would make it one of the largest single corporate data centre commitments anywhere in India. Add other major players expected to invest another ₹1-2 lakh crore collectively, and the total data centre investment pipeline at Dholera crosses ₹4 lakh crore.
This isn't happening in isolation. Under the state's new Viksit Gujarat Data Centre Policy 2026-29, Gujarat has already received investment proposals worth roughly ₹8.5 lakh crore from 20 companies, with a combined proposed capacity of 10.5 GW, well above the government's own 7.5 GW target. Meta's 168 MW data centre project has reportedly been recommended for Dholera specifically. Separately, L&T Vyom has signed an MoU for a 250 MW green, AI-ready data centre campus at Dholera SIR, a confirmed ₹25,000 crore commitment.
India's data centre sector has historically clustered around Mumbai, Navi Mumbai, and Chennai, where power, connectivity, and land were already in place. Dholera's pitch is that it's building all three from scratch, deliberately, at a scale existing hubs can't easily match. Large contiguous land parcels, a state government actively courting hyperscale operators, and infrastructure that's arriving on a genuinely aggressive timeline: the ₹5,800 crore Ahmedabad-Dholera Greenfield Expressway is already operational under the Bharatmala project, and a new 65 km rail line connecting Bhavnagar to Dholera has been approved.
Adani Group's estimated commitment: ₹3 lakh crore
Total projected Dholera data centre ecosystem: ₹4 lakh crore+
Gujarat's statewide data centre proposals received: ₹8.5 lakh crore, 20 companies, 10.5 GW combined capacity
Confirmed anchor project: L&T Vyom, 250 MW, ₹25,000 crore
Data centres don't just occupy land, they anchor an entire supporting ecosystem: engineering and facility management jobs, logistics, ancillary tech services, and eventually, housing for the workforce all of that pulls in. Dholera already has semiconductor manufacturing commitments from players like Tsingshan Holding and NextGen Semiconductors layered on top of the data centre pipeline, which means this isn't a single-industry bet, it's several converging at once, on the same greenfield city.
That combination, industrial anchor tenants plus the connectivity to actually support them, is the pattern that has historically preceded genuine, durable real estate demand elsewhere in India, not just speculative land-banking.
Worth saying plainly: much of this is still reported and proposed rather than fully executed. Adani's ₹3 lakh crore figure comes from government sources speaking to media, not a formally announced, binding investment plan, and the broader Gujarat-wide ₹8.5 lakh crore proposal figure reflects expressed interest, not signed commitments. Projects like L&T Vyom's, backed by an actual MoU, sit on firmer ground than the headline Adani number does right now.
The infrastructure delivery so far, the expressway and the rail approval, is genuinely more concrete than the investment figures themselves, and it's worth watching that gap close, or not, over the next year before treating Dholera's data centre story as a settled outcome.
The Bottom Line: Dholera's transformation from smart-city blueprint to India's emerging data centre hub is backed by real infrastructure delivery and at least one confirmed anchor project, but the headline ₹3-4 lakh crore figures remain proposals worth tracking, not commitments to bank on yet. Worth revisiting once Adani's plan, if it materialises, gets a formal announcement rather than a background briefing.
