RBI Repo Rate Unchanged: What It Means for Home Loan EMIs and Festive Home Sales in 2026

Buying your first home in Delhi NCR can feel overwhelming. This complete 2026 guide covers everything first-time buyers need to know — from budget planning to finalising the deal.

Purchasing your first-ever home is one of the most significant milestones of your life. It can be an extremely exciting and emotional event; however, more often than not, it becomes a stressful process. Having walked thousands of first-time buyers through the maze that is the real estate sector of Delhi NCR at Avorix Realty, I am well aware of how the same mistakes keep repeating themselves year after year. And while there are a multitude of choices among new residential projects in Greater Noida, Noida Extension, Dwarka, Rohini and Janakpuri in 2026, the decision-making process should be a thoughtful one.

1. How Much Budget Do You Actually Need in 2026?

When you are purchasing a home for the first time in Delhi NCR, you have to consider 20%-25% as the amount for down payment. The good 2 BHK flat options in Greater Noida and Noida Extension in 2026 would cost around ₹55 lakh to ₹75 lakh, whereas in Delhi localities such as Dwarka, Janakpuri, and Rohini, the prices will start from ₹85 lakh onwards. You will need to add 8%-12% more on top of this price for stamp duty, registration, interiors, furnishing, and shifting expenses. Often, first-time buyers go overboard with budgets and end up paying a lot of money in EMIs. At Avorix Realty, we always advise first-time buyers to calculate their actual purchasing ability. For example, your monthly home loan EMI must not be higher than 30%-35% of your take-home salary. This will help you to manage other necessary expenses as well such as that for the education of your children, medical expenses, and savings.

2. Best Locations for First-Time Buyers in Delhi NCR

In case you are a first-time home buyer in 2026, Greater Noida West and Noida Extension are extremely popular choices as they provide more space, modern facilities, and low costs. In Delhi, Dwarka, Rohini, and Janakpuri still continue to be popular among buyers owing to good metro connectivity, presence of schools, hospitals, and markets. Your location will depend upon where you are working and your budget. You should consider Greater Noida if you are working in Noida and Gurgaon. If you want to remain in Delhi for better social infrastructure and resale value, you can consider Dwarka and Janakpuri. We have always advised our clients that they must spend at least 2-3 weekends in many societies to understand the true feel of traffic and convenience.

3. Choosing the Right Property Type

Selection of property type is very important for a first-time home buyer. Usually, you have three options available—ready to move flats, near completion flats, and under construction flats. Ready to move flats are the safest option as you can physically verify the quality of construction, facilities available in the society and area before purchasing. However, they are quite costly. Under construction flats are less costly and appreciate better but there is an element of delay in taking possession of your purchase. Flats in resale societies can provide a balance between the two. For 2026, I usually advise first-time homebuyers to opt for either ready to move or near completion 2 BHK flats unless they have high risk appetite. Natural lighting, cross ventilation, modular kitchen area, parking facility and quality of construction should be considered extensively. Never fall in love with the first flat that you view.

4. Home Loan Tips Every First-Time Buyer Must Know

Securing a home loan is perhaps the most crucial task involved in your journey to own your first home. In 2026, there are a lot of banks giving attractive interest rates, particularly on properties below ₹75 lakhs. First, enhance your CIBIL score since a CIBIL score greater than 750 will fetch you better interest rates. Pay off your old debts so as to keep the debt-to-income ratio good. Compare at least 4-5 lenders including banks and NBFCs since even a small margin in interest rates can save you a few lakhs during the loan period. Pre-approval prior to looking for homes is always advisable as it helps you gain clarity about your budget and enables you to make a better offer while buying the property. At Avorix Realty, we always assist our customers to secure loans from trustworthy lenders.

5. Legal Documents and Due Diligence Checklist

Due diligence plays a very vital role in the process of buying properties for the first time. One must never miss out on verifying the RERA registration of the builder, his approved building plans, and the documents pertaining to the title of land. One should check the accounts of money paid by previous purchasers. Bye-laws of the society and maintenance charges must be checked. At Avorix Realty, we give our clients a checklist of all documents required, and ensure that the documents are verified by legal experts before the clients pay anything. This process may seem lengthy, but it will save them from bigger troubles in future.

6. Common Mistakes First-Time Buyers Should Avoid

The most common blunder first-time home buyers commit is that of becoming emotionally committed to a property very quickly. Practical considerations about future resale price, heavy maintenance costs, bad connectivity or lack of basic amenities are often overlooked. Underestimating the cost of stamp duty, registration, interiors and moving costs is yet another mistake that buyers commonly commit. In addition, many buyers tend to finalise purchases without doing comparisons or without proper verification of all documents related to the deal. Overextending oneself financially only to be able to afford a certain society is another common mistake buyers frequently make. At Avorix Realty, we constantly advise our clients to be careful, do comparisons and verify details before finalising any purchase. #PropertyKaDNA
